Summerlin consists of 30 small villages each centered around its own major park or golf course. Currently, there are 15 villages that are in various stages of development. Summerlin is being developed in phases over a 25-30 year period. Each Summerlin village has its own distinctive architecture and design, streetscapes and landscaping. Condominiums and townhouses can be found for about $140,000 and run up to approximately $310,000 for properties with added amenities. Single-family properties begin in the mid $100,000s for models with one to three bedrooms. Larger properties start at $500,000 and run up to $5 million plus for large estate homes with mountain and or golf course views and amenities such as patios, swimming pools, and additional rooms. Lots for custom properties are available in two of the villages-The Ridges and Willow Falls.
Summerlin is the result of the legendary Howard R. Hughes, Jr. who acquired a sprawling 25,000-acre parcel of land in the early 1950s. Five miles across and eight miles in length, it still ranks as one of the largest properties adjacent to a major metropolitan area under single ownership. In 1985, the property passed intact to The Howard Hughes Corporation. In 1988, work began on the new community.
Summerlin's master plan calls for a community of balanced land use. A significant portion of the land is reserved as open space to protect the ecological balance and to preserve the rugged beauty and Southwestern character of the land. Summerlin already has more than 100 parks, two 18-hole golf courses, numerous cultural activities and a booming business district.

Each park is designed with facilities to accommodate a certain focus - such as soccer, swimming or tennis. The Hills Park is best known for its amphitheatre. This venue accommodates many outdoor concerts and theatrical productions during the summer months. This park also features a children's play area, tennis courts, a basketball court and picnic areas.
The Pueblo Park provides 68-acres of uninterrupted scenery for walkers, joggers and skaters. This park features a desert interpretive garden, several nature areas and two active play areas.
The Summerlin Trail System that runs throughout the unique development is designed to link villages, neighborhoods and parks and will eventually grow to be at least 100 miles long. Currently, there are 40 miles of this system completed. In the future, the trails will provide a link to the Red Rock Canyon National Conservation area. The scenic Spring Mountain Range is also nearby offering hiking and biking trails and picnic areas.
